Canadians moving to Alberta in record numbers with affordability being a key factor.

The Alberta population increased by 184,400 for the 12 months ending June 30, 2023. This exceeded the previous record from 2013 which was 106,600.

Alberta continues to lead the country in overall % growth and inter-provincial migration.

Edmonton has by far the most reasonable housing costs of any major city in Canada and there is considerable activity.

The median price for all homes in September was $370k which is up from $350k in January. Days on market has continued to fall from 66 to 44 over that same period.

There were 2,058 sales in September and a declining number of listings at 6,549. By comparison, the average house price in Vancouver is $1.2 Million. While Vancouver has a much higher population and triple the number of Realtors (nearly 14,000), they actually had fewer sales at only 1,926 while their inventory has increased to 11,382.

In Edmonton, you can estimate the property taxes to be between 1+ % of the home's assessed value.
